How do I get started as a Fractional Real Estate Owner?

First and foremost, one of our investment consultants will need to see a copy of your credit report.  Upon review, they will then make a proposal on what program they think would work best for your credit situation.

How long will it take before I start receiving a return of my investment?

IMMEDIATELY.  We will advance you 6% of each credit line invested right up front for every credit line you contribute.  

How long am I on the hook for any debt?

While we do put aside 1 year of minimum payments at a time, most credit lines are paid off within 90 days from the date of deposit.

Can I use any credit lines you have acquired on my behalf?

No!  Our commitment to our builders is what keeps our profit margins high, even in a recession.  When a good credit investor decided to come on board, we then commit those investors funds to the project in development, and if a credit investor decides to utilize the funds we have committed it can be disastrous.  Having said that, you are not obligated to use lines you currently already have unless you want to.

Once I own a fraction of the real estate, how long do I keep it?

Until the property is refinanced by another investor, usually no more than 90 days.

What is the risk? 

The risk is clear.  Every credit investor who joins will carry the debt required to close deals.  Most investors will only carry the debt load for 90 days or so, but we do set aside payments on all debt in 1 year increments.  When the debt is paid off, the credit scores of the investors will rise and they can repeat the process.  This investing strategy allows us the buying power of over 100 people, and as a result we are able to obtain deals that are much better as a result of the leverage.
